VA Loan Rescue: Get Help With Your VA Loan

If you have a VA loan and something’s gone wrong — your credit, your lender, a denial, or you’re falling behind — you’re not stuck. This page helps you figure out who can actually help, whether that’s our team for a new loan or the VA and HUD resources built for veterans in tough spots. Tell us what’s going on above, or find your situation below.

When Credit Is the Problem

Most VA lenders set their own credit floor — typically 580 to 620 — but a low score does not permanently disqualify you from a VA loan. Some lenders specialize in files below 620 using manual underwriting, and the right lender match changes the answer entirely.

After a Lender Denial

A denial from one lender is not a denial from the VA. Lenders add their own requirements on top of VA guidelines, so the same file can get a different answer at a different shop. Understanding why you were denied tells you whether the fix is a different lender or a change in your file.

Refinancing or Payment Stress

If your current VA loan rate is above market or your monthly payment is straining your budget, an IRRRL (Interest Rate Reduction Refinance Loan) may lower both with minimal paperwork and no appraisal. It is the VA’s streamline refinance, and it works only on existing VA loans.

Sorting Out Eligibility or Your COE

Your Certificate of Eligibility confirms your VA loan entitlement — how much the VA will guarantee. If you are unsure about your eligibility, have used your entitlement before, or need to restore it after a previous VA loan, the COE is the document that answers those questions.

When the Appraisal Comes In Low

A low VA appraisal does not end the transaction. You can request a Reconsideration of Value with comparable sales the appraiser missed, renegotiate the purchase price, or cover the difference out of pocket. The right path depends on the gap and the market.

Switching Lenders

You can switch VA lenders at any point before closing. If your current lender is unresponsive, slow, or not the right fit, a new lender can pick up the file. There is no penalty for starting over with someone who communicates and moves the process forward.

General VA Loan Questions

The VA loan is a lifetime benefit for eligible veterans, active-duty service members, and qualifying surviving spouses. It covers purchases, refinances, and some construction — with no down payment, no PMI, and competitive rates.

When It’s Not Us: VA and Government Resources

Some situations fall outside what a loan officer can solve. For these, the VA and HUD have dedicated resources built specifically for veterans:

  • Behind on payments or facing foreclosure: Call the VA Regional Loan Center at 877-827-3702. For free housing counseling, call HUD at 800-569-4287 or visit hud.gov/findacounselor.
  • Need help with rent or housing stability: Call the VA National Call Center for Homeless Veterans at 877-424-3838 (24/7, confidential).
  • Need a business loan: The VA does not make business loans, but the SBA has programs for veteran entrepreneurs at SBA veteran business resources.
  • VA dispute (rating, entitlement, COE the VA won’t issue): Call the VA directly at 800-827-1000 or visit va.gov.

What should I do if my VA loan was denied?

A denial from one lender does not mean all lenders will say no. Lenders add their own overlays beyond VA rules. Learn more about VA loan denial.
