Is VA Loan Network a Lender or a VA Loan Match Service?

VA Loan Network is not a mortgage lender or broker. VA Loan Network is a veteran-owned, VA-only education and comparison network that helps Veterans and military families understand their VA home loan benefit and compare real offers from multiple VA-approved lenders side by side before they decide. We do not underwrite, approve, or fund loans and we do not set your interest rate or closing terms.

Short Answer

VA Loan Network is a VA-only comparison and education platform, not a lender and not a broker. We explain how VA loans work, collect your goals through a short intake, match you with a small set of VA-approved lenders, and help you compare their offers. All approvals, denials, rates, and fees come directly from the lenders you choose to work with.

What Does VA Loan Network Actually Do?

  • Explains VA home loan rules and benefits in plain language.
  • Provides tools, checklists, and base housing guides to help you plan.
  • Collects your goals and basic profile through a guided intake (not a full loan application).
  • Uses that information to match you with a small set of VA-approved lenders that fit your scenario.
  • Helps you compare offers using APR, fees, credits, timelines, and service quality.

How Is VA Loan Network Different From a Lender or Broker?

Lenders, brokers, and comparison networks all play different roles in the VA loan process. This table shows how they compare:

Question Direct Lender Mortgage Broker VA Loan Network (VA-only comparison network)
Underwrites and approves loans? Yes, for its own loans. No. Submits files to lenders that underwrite. No. We never underwrite, approve, or deny loans.
Funds and services the loan? Often funds and may service. Does not fund loans. No. We do not fund, service, or hold loans.
How many options you see? Primarily that lender’s own products. Selection from lenders the broker works with. Curated matches from multiple VA-approved lenders (typically two or three).
Who sets your rate, fees, and terms? The lender. The lender(s) the broker uses. Lenders only. VA Loan Network never sets your rate, fees, or terms.
Who you apply with and sign documents from? The lender. The lender the broker places you with. The lender(s) you choose from our matches. Applications and closing documents come directly from them.
Regulatory status Licensed lender. Licensed broker / originator. Independent VA-only education and comparison network. Not a lender, broker, or government agency.

Who Makes Loan Decisions and Sets My Rate?

VA Loan Network never makes credit decisions. We do not issue preapprovals, conditions, or clear-to-close notices, and we do not control appraisal results or underwriting overlays.

  • VA Loan Network handles education, intake, and matching with VA-approved lenders.
  • Lenders collect full applications, pull credit, underwrite and approve loans, order appraisals, prepare closing packages, and fund the loan.

That means we cannot guarantee a particular rate, approval, or timeline. What we can do is help you see multiple options, spot red flags, and choose the path that fits your goals, orders, and budget.

How Does VA Loan Network Get Paid?

Our service is free for Veterans and military families. VA Loan Network is typically compensated by participating lenders when we successfully match a user who chooses to work with them.

This compensation:

  • Does not require you to choose any particular lender or to close a loan.
  • Does not allow lenders to buy a higher “ranking” in your matches; we prohibit pay-to-place lender rankings.
  • Does not give us the ability to change or “mark up” a lender’s pricing; we do not manipulate pricing.

Different lenders may still offer different rates and fees based on their own guidelines. You should always review each lender’s Loan Estimate and disclosures carefully. For more detail, see Partner Transparency & How We Match and Advertising Disclosures.

What Information Does VA Loan Network Share With Lenders?

When you complete a VA Loan Network form, we share the information you provide with the VA-approved lenders we match you with so they can evaluate your scenario and reach out. This can include details like:

  • Service history and military status.
  • City or area, price range, and property type.
  • Occupancy plans and timeline (for example, PCS timing).
  • Self-reported credit tier and basic income context.
  • Notes about complexity such as prior VA use or multi-unit goals.

VA Loan Network does not share highly sensitive data such as Social Security numbers, full bank account details, or dates of birth at this stage. Those details are collected directly by the lender if you choose to complete a full loan application.

We do not sell your personal information for money, do not use your information to build retargeting or lookalike advertising audiences, and do not share data with non-lender partners. We also honor Global Privacy Control (GPC) signals and support deletion and opt-out requests as described in our Privacy Policy.

Is VA Loan Network Affiliated With the VA or the Government?

No. VA Loan Network is not affiliated with the U.S. Department of Veterans Affairs (VA), the Department of Defense (DoD), or any government agency. We are a private, veteran-owned company that focuses on helping you use the VA benefit you earned.

Quick FAQs

Can I use VA Loan Network if I already have a lender?

Yes. Many Veterans come to us with an existing quote and use our guidance to compare it against offers from other VA-approved lenders. You are never required to switch lenders or close a loan to use our educational resources.

Will working with VA Loan Network hurt my chances of approval?

No. VA Loan Network does not pull credit or make underwriting decisions. Approval depends on each lender’s guidelines, your credit profile, income, and the property. Our role is to help you understand those factors and compare options, not to approve or deny loans.

Does using VA Loan Network mean more phone calls?

We match you with a small number of VA-approved lenders, not dozens, and we set rules for how partners can contact you. If you ever feel overwhelmed by outreach, you can update your preferences or submit a Do Not Call or Do Not Sell/Share request through our legal pages, and we will work with partners to adjust.

What is the one-sentence way to describe VA Loan Network?

VA Loan Network is a VA-only comparison network that educates Veterans and matches them with multiple VA-approved lenders so they can compare real loan options side by side before they decide.
