Licensing & Regulatory Disclosures
VA Loan Network (“we,” “our,” or “us”) operates valoannetwork.com as an independent, veteran-owned education platform and lender-matching service. We are not a mortgage lender, broker, bank, or credit union. We do not originate loans, make credit decisions, issue loan commitments, or collect lender fees.
This page explains our regulatory posture, how we operate, how we are compensated, and how participating lenders are licensed. It should be read together with our Website & Service Disclaimer and Partner Transparency & How We Match disclosures.
Our Business Model: Education & Lender Matching Only
VA Loan Network is an educational resource that helps Veterans and Military families understand the VA home loan benefit and compare offers from up to three independent, VA-approved mortgage lenders. We:
- Do not process mortgage applications.
- Do not collect documentation or verify income, assets, or credit.
- Do not underwrite or approve loans.
- Do not charge consumers any fees.
- Do not provide loan estimates, disclosures, or closing documents.
All loan approvals, loan terms, interest rates, underwriting decisions, and closing responsibilities belong solely to the independent lenders you choose to work with.
Not a Mortgage Lender or Broker
Because we do not originate loans or broker mortgage transactions, VA Loan Network generally does not hold state mortgage lender or mortgage broker licenses. Instead, our role is limited to providing educational content and connecting users with lenders who are properly licensed in the states where they offer loans.
Participating lenders are required to:
- Maintain all state mortgage originator, lender, or broker licenses as required by law.
- Comply with the Equal Credit Opportunity Act (ECOA), Fair Housing Act, RESPA, TILA, and other applicable consumer protection laws.
- Provide legally required disclosures, including Loan Estimates, Closing Disclosures, and adverse action notices when applicable.
- Control all decisions related to underwriting, eligibility, documentation, fees, APR calculations, and closing.
We do not supervise, audit, or guarantee any lender’s licensing status or compliance practices, but we make commercially reasonable efforts to partner only with reputable, VA-approved lending institutions.
No Government Affiliation
VA Loan Network is a privately owned company. We are not affiliated with, endorsed by, or acting on behalf of:
- U.S. Department of Veterans Affairs (VA)
- U.S. Department of Housing and Urban Development (HUD)
- U.S. Department of Defense (DoD)
- Any branch of the U.S. Armed Forces
- Any federal, state, or local government agency
The term “VA loan” refers to the VA home loan program administered by the U.S. Department of Veterans Affairs. Official information is available directly from the VA at va.gov.
How We Are Compensated
Our service is free for Veterans and Military families. We are typically compensated by participating lenders when we successfully match a user who chooses to work with them. This compensation:
- Does not increase your interest rate, fees, or closing costs.
- Does not obligate you to choose any particular lender.
- Does not guarantee approval or loan eligibility.
We never sell personal information for monetary value, and we provide opt-out rights consistent with applicable privacy laws. For more details, visit our Do Not Sell or Share My Personal Information page.
Fair Lending Commitment
VA Loan Network supports fair lending principles. We do not knowingly route, match, or filter users based on characteristics protected by the Equal Credit Opportunity Act or Fair Housing Act, including race, color, religion, national origin, sex, marital status, age, disability, familial status, or Military discharge status.
Lenders are solely responsible for compliance with all applicable federal and state fair lending laws.
