VA Loan Rates Today: Rates and Calculator
What Is the Current VA Home Loan Rate?
There is no single VA-set mortgage interest rate. VA does not set a single mortgage interest rate. The rate a borrower receives comes from the lender and depends on credit, loan terms, discount points and rate-lock terms. Use the rate calculator below to model payments, then compare written Loan Estimates. The interest rate offered to a borrower depends on lender pricing, credit, loan terms, discount points and rate-lock terms. Compare written Loan Estimates for the same transaction before selecting an offer. [1][2][4]

Use the rate calculator for context, then compare the terms and costs of real offers.
VA Rate Benchmark
There is no single VA rate. Use the calculator to model scenarios with any rate.
Why Your Rate Differs
Credit profile, lender, loan purpose, points, property and lock terms affect individual offers.
Estimate the Payment
Fixed-rate payments reflect principal, term and note rate; taxes and insurance are extra.
Look Beyond the Note Rate
APR, upfront fees, lender credits and cash to close provide essential context.
Compare Total Costs
VA-backed purchase loans avoid monthly PMI but may require a one-time funding fee.
IRRRL Funding Fee
An IRRRL has a 0.50% funding fee unless exempt, plus statutory refinance requirements.
Compare the same loan on the same day. A lower advertised note rate can cost more if it requires additional points, higher fees or an unsuitable rate lock.

Today’s VA Rate Benchmark
The market index provides a reference point, not an approval, offer or forecast.
Published rate indices reflect lender rate-sheet information; they are not government rates, and a benchmark does not specify the note rate or APR any particular borrower will receive. [1] A today’s VA mortgage rates comparison should start with the same loan scenario and current written estimates.
The Department of Veterans Affairs does not prescribe VA mortgage rates. Private lenders price loans, and the Veteran and lender negotiate the rate and any discount points. VA’s guaranty can support competitive financing, but it does not promise the lowest available rate. [2][3] Borrowers considering a VA purchase loan should evaluate the complete transaction rather than a rate advertisement alone.
What Determines Your VA Mortgage Rate?
Several variables can change pricing even when two borrowers apply on the same day.
Lenders evaluate credit, loan structure, transaction costs and the requested rate-lock terms. VA itself has no programwide minimum credit score, although lenders may apply their own risk standards. See minimum credit score for a VA loan for qualification considerations and VA loan with bad credit for credit-history context. [10][16]
| Factor | Why it matters | What to compare |
|---|---|---|
| Credit profile | Lenders price credit risk and may apply overlays. VA sets no universal numeric credit-score minimum. | Rates and fees for the same verified profile |
| Loan purpose | Purchase, IRRRL and cash-out refinance are different products with separate rules. | Like-for-like loan type and term |
| Discount points | Upfront points can lower the note rate. One point equals 1% of the loan amount. | Zero-point pricing versus point-paid options |
| Loan size and equity | Property value, loan amount and any down payment may affect lender pricing. | Same principal balance and property assumptions |
| Rate lock | Locked pricing applies for a specified period and subject to the lock agreement. | Lock status, expiration and extension terms |
| Lender fees | Origination charges and lender credits change the overall cost. | Page 2 charges and the APR |
For unusual financing, review VA jumbo loan rates and VA cash-out refinance requirements rather than assuming an ordinary purchase quote applies. A low note rate with expensive points may not be a low-cost loan. [6][7][8][10][12]
VA Loan Rate and Payment Examples
These are fixed-rate amortization illustrations, not current lender pricing.
The examples below show scheduled monthly principal and interest on hypothetical fully amortizing fixed-rate loans. They exclude property taxes, homeowners insurance, association dues, closing costs and any financed VA funding fee. The remaining debt and payment can differ when a fee is financed. [15][17]
| Loan Amount | Illustrative Rate | Term | Monthly Principal and Interest | Total Scheduled Interest |
|---|---|---|---|---|
| $300,000 | 6.00% | 30 years | $1,798.65 | $347,515 |
| $300,000 | 6.50% | 30 years | $1,896.20 | $382,633 |
| $300,000 | 7.00% | 30 years | $1,995.91 | $418,527 |
| $400,000 | 6.50% | 30 years | $2,528.27 | $510,178 |
| $400,000 | 6.75% | 30 years | $2,594.39 | $533,981 |
For a hypothetical $400,000 loan on a 30-year term, 6.50% produces a principal-and-interest payment of approximately $2,528.27 per month, while 6.75% produces approximately $2,594.39. That is approximately $66.12 more per month, not necessarily the same as the change in interest alone because payments also amortize principal. [15][19] The VA home affordability calculator discussion should separately account for tax, insurance and debts.
How to Compare Three VA Loan Estimates
Use standardized Loan Estimates for an apples-to-apples comparison, not only three advertised rates.
The Consumer Financial Protection Bureau recommends requesting competing Loan Estimates with the same loan type and features. After a lender receives the six pieces of information that constitute a mortgage application, it generally must provide a Loan Estimate within three business days. The Loan Estimate does not guarantee a rate lock. [5][16] The VA Loan Estimate comparison tool process works best when each offer reflects matching loan amounts, terms and assumptions.
| What to Compare | Where to Find It | Why It Matters |
|---|---|---|
| Note rate and lock | Page 1: Loan Terms and Rate Lock | Determines P&I and whether price is protected |
| Monthly payment | Page 1: Projected Payments | Captures P&I and estimated escrow or insurance components |
| Origination charges and points | Page 2: Section A | Highlights the price of a lower rate |
| Other loan costs | Page 2: Sections B through D | Shows additional estimated transaction expenses |
| Lender credits and cash to close | Page 2: Section J and Calculating Cash to Close | Shows credits and estimated cash required |
| APR and five-year comparison | Page 3: Comparisons | Compares cost beyond the rate alone |
On page 3, the official “In 5 years” comparison provides total payments over five years and principal paid off. Subtract principal paid off from the total payments to obtain the CFPB’s five-year interest-and-fees comparison. That is different from simply adding 60 principal-and-interest installments to upfront fees, which counts principal repayment as a cost. Do not label a custom worksheet total as the CFPB’s official five-year borrowing cost. [4]
For complete comparison, verify financing of the VA funding fee, estimated title services, lender credits and total cash required. Ask each lender to explain differences in VA loan closing costs before choosing the lowest APR or lowest cash-to-close offer. [4][9]
Discount Points, Lender Credits and Break-Even
A lower quoted interest rate may require more cash upfront.
One discount point costs 1% of the loan amount. On a $300,000 loan, one point is $3,000; 1.5 points costs $4,500. The rate reduction per point is not fixed across lenders or days. Points are listed on page 2, Section A of the Loan Estimate. [6]
A lender credit reduces the upfront closing amount and commonly comes with a higher note rate. Compare the same amount of points or credits with each lender. Borrowers considering VA seller-paid closing costs should also distinguish lender credits from seller-paid charges. [6][9]
Lower Rate, Higher Closing Cost
Consider the extra cash and compare the future payment savings for the expected holding period.
Higher Rate, Lower Closing Cost
Consider when conserving cash matters more than minimizing scheduled interest over the full term.
A simple cash break-even illustration divides additional upfront points by the monthly payment savings for otherwise identical loan terms. This is not the statutory VA IRRRL 36-month fee-recoupment test, and it does not replace a comparison of amortization, taxes, opportunity cost or refinancing plans. [6][13][19]
Are VA Mortgage Rates Lower Than Conventional?
Compare loans on the same property, borrower profile, term and date, including all fees.
VA-backed purchase loans do not require monthly PMI or MIP, while many conventional loans with a small down payment require private mortgage insurance. An eligible VA purchase loan may permit no down payment, subject to lender approval, entitlement and appraised value. These are program features, not proof that a specific VA quote has a lower total cost. [3][10] Borrowers can review VA vs conventional loan to compare complete payment and cost structures.
| Feature | VA-Backed Purchase | Conventional Purchase |
|---|---|---|
| Monthly mortgage insurance | No VA monthly PMI or MIP | May require PMI for smaller down payments |
| Upfront program fee | VA funding fee may apply; exemption categories exist | No VA funding fee; other closing costs apply |
| Down payment | May be zero with sufficient entitlement and lender approval | Amount depends on conventional program and lender |
| Interest rate | Set by the private lender, not VA | Set by the private lender |
| Borrower comparison | Compare APR, cash to close and total monthly payment | Compare APR, cash to close and total monthly payment |
For a standard VA-backed purchase loan with less than 5% down, the published funding-fee schedule lists 2.15% for first use and 3.30% for subsequent use if the borrower is not exempt. Other down-payment brackets have different rates. VA identifies multiple exemption categories, including certain recipients or eligible beneficiaries of service-connected disability compensation. Exemption is not limited to everyone described generally as a “disabled Veteran.” [9]
When to Lock a VA Mortgage Rate
A lock can protect the note rate for a defined period if the transaction satisfies its conditions.
Mortgage rates may move daily or faster. A rate lock generally preserves the stated rate through its expiration date if the borrower closes on time and the application remains consistent. Common lock periods include 30, 45 and 60 days, but the lender sets available options and any extension cost. The Loan Estimate shows whether the rate is locked and when the lock expires. [8][18]
Ask whether a shorter or longer lock changes pricing, what happens if closing is delayed, and whether a change to the credit score, loan amount or appraisal could change the locked offer. Review VA loan closing timeline and VA appraisal process when selecting a lock that covers the expected closing. [8]
During shopping, credit-scoring models generally group mortgage inquiries made within 14 to 45 days, depending on the model. This is not a promise of no score impact, and separate nonmortgage applications can behave differently. See how mortgage shopping affects credit for the distinction. [14]
VA IRRRL Rates Versus Cash-Out Refinance Rates
The loan purpose matters because the programs have different eligibility, costs and federal requirements.
An IRRRL generally refinances an existing VA-backed loan for a lower rate or more stable payment terms. A VA cash-out refinance may replace a VA or non-VA mortgage and can allow access to home equity, subject to lender and VA rules. Neither refinance is automatically approved, free, or guaranteed to lower the total cost. [11][12] Borrowers should separate VA IRRRL rates from VA cash-out refinance rates when requesting offers.
| Topic | IRRRL | Cash-Out Refinance |
|---|---|---|
| Existing mortgage | Refinances an existing VA-backed loan | May refinance VA or non-VA financing |
| Use of proceeds | Not a way to withdraw equity for unrestricted cash | May allow equity withdrawal subject to restrictions |
| VA funding fee | 0.50% unless exempt | 2.15% first use or 3.30% subsequent use unless exempt |
| Appraisal | VA generally does not require an appraisal | VA appraisal is required |
| Costs | Allowable closing costs may be included in the new loan | Payable/financeable amounts subject to VA cash-out rules |
IRRRL Seasoning, Rate Reduction and Recoupment
For a fixed-rate VA loan refinanced into another fixed-rate loan, 38 U.S.C. § 3709 requires a note-rate reduction of at least 50 basis points. The statutory rule for a fixed-rate loan refinanced into an adjustable-rate loan is a reduction of at least 200 basis points, with additional conditions for discount points. An ARM-to-fixed transaction has its own applicable VA rules. Review the VA IRRRL requirements before assuming a lower payment alone qualifies. [13][11]
Under the same federal statute, the seasoning requirement is the later of six consecutive monthly payments and 210 days after the first payment due date. The applicable fee-recoupment rule requires specified borrower-incurred fees and expenses, excluding the statutory categories such as VA fees, taxes and escrowed amounts, to be recouped through lower regular monthly payments within 36 months of loan issuance. Financing allowable charges does not eliminate their economic cost. [13]
How to Get a More Competitive VA Rate
Use real documents and a consistent quote scenario rather than trying to predict market movements.
Collect Comparable Written Offers
Request quotes for the same purpose, term, loan balance, property type and estimated closing. The CFPB recommends getting multiple Loan Estimates. Rates can change between the dates those estimates are issued. [4][5]
Ask for Two Point Structures
Request a zero-point option and a point-paid option with the cost difference stated. Use VA discount points to evaluate the holding-period tradeoff before choosing the lowest note rate. [6]
Compare Personalized VA Loan Offers
Use the same loan scenario and inspect the rate, APR, points and estimated cash to close.

Direct answers to rate, fee, lock and refinance questions.
What Is a Good VA Loan Rate Today?
Is a Published VA Rate Index Guaranteed?
Does VA Set VA Home Loan Interest Rates?
No. Under VA Pamphlet 26-7, the interest rate is negotiated between the Veteran borrower and the lender. Different lenders may quote different terms. [2]
Why Can a VA Rate Quote Exceed the Market Index?
What Is the Difference Between Note Rate and APR?
Are VA Rates Usually Lower Than Conventional Rates?
Does a VA Loan Require Private Mortgage Insurance?
Should a Borrower Pay VA Discount Points?
It depends on the added upfront cost, monthly savings, intended holding period and alternatives. One point equals 1% of the loan amount, but the interest-rate reduction is set by the offer rather than a universal formula. [6]
When Should a VA Mortgage Rate Be Locked?
A borrower should check the anticipated closing date and obtain a lock long enough to cover it. Lenders commonly offer 30-, 45- and 60-day locks, and extensions or loan changes can affect pricing. [8]
Can an IRRRL Be Completed With No Closing Costs?
How Much Is the VA IRRRL Funding Fee?
The VA funding fee for an IRRRL is 0.50% unless an exemption applies. Funding-fee status should be confirmed for the specific borrower. [9]
How Long Does the VA IRRRL Recoupment Test Allow?
The statute generally requires specified borrower-incurred refinancing costs to be recouped through lower regular monthly payments within 36 months of issuance, excluding the cost categories listed in 38 U.S.C. § 3709(a). This is not the same as a personal points break-even illustration. [13]
