Fair Lending and Anti Discrimination Statement

VA Loan Network is committed to supporting fair, equal, and transparent access to home financing information for Veterans and Military families. We are not a mortgage lender or broker and we do not make credit decisions, but we believe every user deserves fair treatment and accurate information when exploring VA home loan benefits.

This statement explains our commitment to fair lending principles and the standards we expect from independent lenders and professionals you may choose to work with.

Our Role in the Lending Process

VA Loan Network is a VA loan education and guidance platform. We do not originate loans, underwrite credit, set pricing, or issue lender disclosures. If you request help, we may coordinate an introduction to a VA loan specialist, but all underwriting, pricing, and regulatory responsibilities belong to the lender you choose.

  • No origination: We do not originate mortgage loans.
  • No credit decisions: We do not underwrite, approve, or deny credit.
  • No pricing control: We do not determine rates, fees, or loan terms.
  • No documentation collection: Full application documentation is collected by the lender if you choose to apply.
  • No underwriting influence: We do not influence lender underwriting decisions.

Our Commitment to Fair Access

Even though we are not a lender, we take fair access seriously. We do not knowingly route, prioritize, or treat users differently based on characteristics protected under state or federal law. Our content and tools are designed to provide consistent information for all eligible Veterans.

  • No protected class targeting: We do not intentionally differentiate the experience based on protected characteristics.
  • Neutral guidance: Our educational content is designed to apply equally to eligible Veterans and Service Members.
  • Partner standards: We expect partners to follow fair lending and anti discrimination laws.

Protected characteristics can include race, color, national origin, religion, sex, sexual orientation, gender identity, marital status, disability, age where permitted by law, familial status, and receipt of public assistance, among others under applicable law.

Laws Governing Fair Lending

Lenders are responsible for complying with applicable fair lending and consumer protection laws. Examples include:

  • Equal Credit Opportunity Act: Prohibits discrimination in any aspect of a credit transaction.
  • Fair Housing Act: Prohibits discrimination in housing related activities, including mortgage lending.
  • Truth in Lending Act: Requires disclosures about loan terms and costs.
  • Real Estate Settlement Procedures Act: Promotes clear and fair settlement practices and disclosures.
  • Other state laws: Additional state specific fair lending and consumer protection requirements may apply.

Each lender is solely responsible for its employees, underwriting practices, advertising, and decision systems and for compliance with applicable laws and regulations.

Partner Expectations and Oversight

While we do not regulate lenders, we maintain internal standards for partners we work with. We expect partners to be properly licensed, maintain VA approval where applicable, provide clear disclosures, and respond promptly to concerns.

  • Licensing and VA approval: Partners should be appropriately licensed and maintain VA eligibility when offering VA loans.
  • Compliance: Partners are expected to comply with fair lending, consumer protection, and privacy laws.
  • Clear disclosures: Partners should provide accurate and non misleading advertising and make required disclosures available.
  • Complaint handling: Partners should respond promptly to consumer complaints and regulatory inquiries.

If we receive credible evidence that a partner is violating fair lending laws or our standards, we may suspend or remove that partner.

How We Promote Fair Information Access

Our guides, calculators, and tools are designed to help Veterans understand the VA loan benefit without bias. We aim to provide neutral, fact based explanations of VA loan rules and link to official resources when helpful.

  • Neutral explanations: We explain VA loan rules and common steps in plain language.
  • No protected targeting: We do not tailor guidance based on protected characteristics.
  • Consistent access: Tools and content are available to all users without differential treatment.
  • Official resources: We reference official resources and guidance when appropriate.

Reporting Concerns or Suspected Violations

If you believe you have experienced discrimination from a lender you worked with, or you have concerns about fair lending practices, contact us and consider contacting the appropriate regulators.
