Fair Lending & Anti-Discrimination Statement

VA Loan Network (“we,” “our,” or “us”) is committed to supporting fair, equal, and transparent access to home financing options for Veterans and Military families. Although we are not a mortgage lender or broker and do not make credit decisions, we believe that every user deserves fair treatment and accurate information when exploring VA home loan benefits.

This statement explains our commitment to fair lending principles, the laws that apply to mortgage lenders, and the standards we expect from the independent, VA-approved lenders we connect you with.


Our Role in the Lending Process

VA Loan Network is an educational platform and lender-matching service. We:

  • Do not originate mortgage loans
  • Do not underwrite, approve, or deny credit
  • Do not determine interest rates, fees, or loan terms
  • Do not collect loan documentation
  • Do not influence underwriting decisions

All underwriting, pricing, credit decisions, Loan Estimates, Closing Disclosures, and regulatory responsibilities belong to the independent lenders you choose to work with.


Our Commitment to Fair Access

Even though we are not a lender, we take fair lending seriously. VA Loan Network does not knowingly route, match, prioritize, or filter users based on characteristics protected under state or federal law.

We will never intentionally differentiate your experience or lender matches based on:

  • Race or color
  • National origin or ancestry
  • Religion
  • Sex, sexual orientation, or gender identity
  • Marital status
  • Disability or medical conditions
  • Age (as permitted by law)
  • Family or parental status
  • Military discharge status
  • Receipt of public assistance

Our matching process is designed to help Veterans compare options based on lender availability, product fit, general borrower criteria, and geographic licensing — never protected characteristics.


Laws Governing Fair Lending

We expect all participating lenders to fully comply with applicable fair lending laws, including but not limited to:

  • Equal Credit Opportunity Act (ECOA) – prohibits discrimination in any aspect of a credit transaction.
  • Fair Housing Act (FHA) – prohibits discrimination in housing-related activities, including mortgage lending.
  • Community Reinvestment Act (CRA) – encourages fair and responsible lending in the communities lenders serve.
  • Truth in Lending Act (TILA) – requires transparent disclosures about loan terms and costs.
  • Real Estate Settlement Procedures Act (RESPA) – promotes clear, fair, and competitive real estate settlement practices.

Each lender is solely responsible for ensuring its employees, loan officers, underwriting practices, and automated decision systems comply with these laws and all related state regulations.


Lender Expectations & Oversight

While we do not regulate or supervise lenders, we maintain internal standards for the companies allowed to participate in our network. These lenders must:

  • Be properly licensed in all states where they originate VA loans
  • Maintain active VA approval when offering VA home loans
  • Comply with ECOA, Fair Housing, TILA, RESPA, and privacy laws
  • Provide accurate and non-misleading advertising
  • Give consumers clear access to required disclosures
  • Respond promptly to consumer complaints and regulatory inquiries

If we receive credible evidence that a participating lender violates fair lending laws, we may remove or suspend that lender from our network.


How We Promote Fair Information Access

Our educational content, calculators, and tools are designed to help Veterans understand the VA loan benefit without bias. We:

  • Provide neutral, fact-based explanations of VA loan rules
  • Do not tailor content by any user’s protected characteristics
  • Offer guidance that applies equally to all eligible Veterans
  • Link to official VA resources and external .gov sources when appropriate

Our mission is to ensure Veterans have equal access to trustworthy information and competitive lending options.
