Licensing and Regulatory Disclosures

VA Loan Network operates as a Veteran focused education and guidance platform designed to help Veterans and Military families understand the VA home loan benefit and connect with experienced VA loan professionals. We are not a mortgage lender, mortgage broker, bank, or credit union. This page explains our regulatory posture and how participating lenders are licensed.

Our Business Model: Education and Guidance

VA Loan Network provides educational resources and facilitates introductions to licensed VA loan professionals. We do not originate mortgage loans and do not participate in underwriting or closing activities.

  • No loan origination: We do not take or process mortgage applications.
  • No document collection: We do not verify income, assets, or credit.
  • No underwriting authority: We do not approve, deny, or condition loans.
  • No consumer fees: Veterans are not charged to use our platform.
  • No disclosures issued: Loan Estimates and Closing Disclosures come directly from lenders.

All loan terms, eligibility determinations, rate decisions, and closing responsibilities belong solely to the licensed lender you choose to work with.

Licensing Status

Because VA Loan Network does not originate or broker mortgage transactions, we generally do not hold state mortgage lender or broker licenses. Our activities are limited to education and facilitating introductions.

Each participating lender is independently responsible for maintaining all required state licenses and regulatory approvals in the states where it offers mortgage loans.

  • State licensing: Lenders must maintain appropriate lender or originator licenses.
  • Consumer law compliance: Lenders must comply with ECOA, Fair Housing Act, RESPA, TILA, and other applicable laws.
  • Disclosure obligations: Lenders provide legally required disclosures and adverse action notices when applicable.

While we make commercially reasonable efforts to work with reputable VA loan professionals, we do not supervise or control lender compliance practices.

No Government Affiliation

VA Loan Network is a privately owned company. We are not affiliated with, endorsed by, or acting on behalf of the Department of Veterans Affairs, the Department of Defense, HUD, or any federal, state, or local government agency.

The VA home loan benefit is administered by the Department of Veterans Affairs. Official information about the program is available directly through VA.

Compensation Disclosure

Our educational platform is free to Veterans and Military families. If you choose to work with a participating lender introduced through our platform, we may receive compensation from that lender.

  • No added consumer fees: You do not pay VA Loan Network for using our service.
  • No rate manipulation: Compensation is not tied to a specific interest rate.
  • No obligation: You are not required to work with any lender introduced to you.

Fair Lending Commitment

VA Loan Network supports fair lending principles and does not knowingly treat users differently based on characteristics protected by federal or state law. Lending institutions are solely responsible for fair lending compliance and credit decisions.
